& Living Area Build-Outs
Home additions and extensions in South Florida need a coordinated construction plan. RIDIS is a licensed general contractor serving Broward, Miami-Dade, and Palm Beach. We manage room additions, home extensions, structural expansions, and garage conversions through property review, plans and permitting, foundations, roof tie-ins, trade coordination, finishes, inspections, and closeout.
Addition & expansion project types
Home additions.
More room, well planned.
From a single room to a larger footprint, every addition must work with the property, existing structure, and intended use. RIDIS reviews the proposed scope before defining the construction path. Discuss this project ↗What addition projects require
From property review
to proper closeout.
RIDIS manages accepted addition projects through a defined scope, coordinated design professionals and trades, permitting, active field supervision, and required inspections. Responsibilities, allowances, exclusions, and open decisions are documented before construction.
Request a Project Review ↗Property & Feasibility Review
Review the survey, setbacks, easements, lot coverage, existing permit records, slab conditions, utility access, and proposed layout. Flood conditions and association requirements are considered where applicable.
Plans, Engineering & Permitting
Coordinate with the project architect and structural engineer on the design and required documents. Wind design and High-Velocity Hurricane Zone (HVHZ) requirements are addressed where applicable, along with municipal and county reviews for the property.
Construction & Field Control
Sequence demolition, site preparation, underground utilities, foundations, structural shell, roof tie-ins, and trade rough-ins. Track required inspections and document concealed conditions, engineering revisions, and scope changes.
Finishes, Inspections & Closeout
Complete envelope and interior finishes, final trade inspections, punch list work, and permit closeout. Coordinate a certificate of occupancy or completion when required by the jurisdiction and approved scope.

Scope & structural coordination
New space.
One connected home.
An addition has to connect structurally, keep water out, and support the new living area with properly coordinated systems. The construction details depend on the existing home and approved architectural and engineering plans.
For official guidance, review Broward County building and permitting information and Miami-Dade product approval information. The permit path depends on the property’s municipality and approved scope.
Discuss your addition scope ↗Foundations & Structural Shell
Engineered continuous footings, stem walls, or monolithic slabs are selected to suit the existing slab, soil conditions, elevations, and approved design. Work includes reinforcing steel and rebar cages, slab connections, vapor barriers, and termite soil treatment where specified. Reinforced CMU walls, concrete tie-beams, and structural framing follow the approved plans.
Roof, Openings & Weatherproofing
Roof tie-ins integrate engineered trusses or conventional stick/rafter framing with the existing roof. Hurricane straps, truss/rafter connectors, anchor bolts, and fastening schedules follow the engineered load path and applicable HVHZ requirements. Approved underlayment and secondary water barriers are coordinated with flashing and drainage. Windows, doors, and roofing products are checked against applicable Florida Product Approvals or Miami-Dade Notices of Acceptance, design pressures, and installation details.
Electrical, Plumbing & HVAC
Review electrical service and panel capacity, extend branch circuits, and coordinate plumbing supply, waste, and vent lines. HVAC load calculations guide the approved duct extensions or separate equipment solution.
Interior & Exterior Finish Integration
Drywall, trim, flooring, and surface finishes are coordinated with the existing home. Stucco systems and textures are addressed in the scope, including the practical limits of matching older materials.

Home addition questions
Plan the expansion.
Understand the next step.
Clear answers help you prepare for a property review and understand the decisions that shape an addition.
01Can my property accommodate an addition?+
The first step is reviewing the survey, zoning requirements, setbacks, easements, lot coverage, drainage, and intended use. Existing conditions and permit history also matter. Feasibility and final approval depend on the property and the reviewing authorities.
02Do I need architectural and engineering plans?+
Structural additions generally require coordinated plans and permit documents. The project architect and engineer define the design, structural connections, and applicable code requirements. RIDIS coordinates the construction scope and permit process with the design team.
03Can a garage or carport become living space?+
Potentially, subject to zoning and the approved design. Parking requirements, slab elevation and moisture protection, ceiling height, openings, insulation, mechanical systems, and safe access must be reviewed before treating the space as conditioned living area.
04Can I stay in my home during construction?+
That depends on demolition, structural openings, utility shutdowns, weather protection, dust, access, and the construction sequence. Occupied-home arrangements and any periods requiring relocation are discussed before scheduling.
05What affects the cost and schedule?+
Size is only one factor. Existing structure, foundation and roof connections, utility capacity, finish selections, access, engineering, permit review, and concealed conditions all affect the work. A project review helps identify these variables before a defined scope and schedule are prepared.
06What should I send for the first review?+
Share the property address, survey if available, sketches or plans, desired rooms and approximate size, current photos, budget range, and target timing. Existing permit or inspection records are helpful. RIDIS reviews the information and outlines practical next steps.
